i do have a normal house 3 bed rooms 1 and 1/2 bathroom, however if i want to change my house into an apartment which divide my house to two seperate apartments that allow two family or individuals to live on it. is it legal to do this?
and is it legal to use some space from my backyard as well to build a house/apartments on it?
You will have to check with your local laws to decide what is required. Most areas have minimum standards for plumbing and such that you would be required to retrofit into the house to convert it to apartments. The same goes with subdividing your backyard. You will probably have to get this approved with the county and/or local municipality.

why not just rent the rooms and call it studios with full kitchen privileges because renters are going to want their own kitchen if your calling it an apartment. target college students because they will take your apartment as is and really won’t mind sharing the kitchen.

Hey!
Start off by checking into zoning in your city. You’ll specifically want to find out if you are in a multi-family or single family neighborhood.
You’ll need to hire an attorney to fill out the necessary paperwork, as well as filling out legal paperwork to start a business.
One of the fastest ways to do all this is to call a local realtor company that does property management. (example: Centurty 21 is most cities). They can be hired as a consultant through the process.
