It really depends οn thе landlord.

It really depends on the landlord.
Most will want to see some sort of rental history.
All will want to see that you pay your bills on time.

They will check your credit, criminal background and job history. They will also want to see paycheck stubs or call your employer to verify employment.
If your credit is bad, you may need your mom to cosign.

Landlords typically verify in this order: income, credit, references, criminal records. Where there are landlord "blacklists" available (any place there are landlord’s organizations), that usually ranks pretty high for verification, too.
Clean up your credit before you move into your own apt. There will be a great many expenses involved, and frankly, you cannot yet afford it, as proven by your credit. That $400/mo rent, by the time you add utilities, groceries, household expenses will easily run you closer to $1000/mo. More if you won’t settle for pbj’s and wieners & beans, and sleeping on the floor.
That’s before you buy a bed & bedding, dresser, table, chair, and some crockery & cutlery at a local garage sale.
