Check any of the local newspapers. They probably have their archives on line so you can search them. If not, you’ll need to call or visit the newspaper offices.

My husband and I live in an apartment with mold and we can not get the rental company to take care of the issue they avoid all phone calls from us and they enter our place without permission.

First off, do NOT follow the offered advice from Kemperk. That is NOT the law ‘across the United States’. Many states have no legal provisions for ‘repair and deduct’, and my state happens to be one of those. In some states, such repairs will end up being the FULL financial responsibility of the tenant if that advice is followed.

Next, are you certain that you have a harmful type of mold present? Most molds are NOT harmful, even though some are. If you are dealing with simple mildew, perhaps in a bathroom area, that is simply a tenant cleaning/maintenance issue. Water and chlorine bleach eliminates mildew.

Contact your local health department for guidance relative to the mold issue. They will send someone to determine whether or not you have a harmful form of mold, and will guide you further with landlord relations if the mold DOES happen to be one of those nasty types.

WHAT ARE examples of RENTAL JUDGEMENTS OR DEBTS OWED TO LANDLORDS?

A Judgement is a law suit brought against someone for money owed. In this case, a previous Apt. Complex would have filed suit against you for back rent that you skipped out on. The court orders a judgement, and you are required to pay. With a judgement, they can garnish your wages, put a lien on your house etc.

If you have an outstanding judgement, you are less likely to be approved for an apt.

To find out if you have any judgements out on you, look up your County Clerk of Courts, public records. Some have free online searches, otherwise you have to go in to the office, but they are still free.

Can anyone recommend, or warn against, any apartment rentals that might be available in the Elmwood Avenue district area of Buffalo, NY? I will be relocating for employment within the next couple months and am hoping to find a nice, yet reasonably priced, 1 or 2 bedroom. You are going to have a hard time finding any apartment in Manual Antonio at an reasonable price – the place is geared now to the tourist dollars.

Your best bet is to find something in Quepos which is a hop, skip and jump North of MA.

As for a gym, Macho Gym is located right off the main road to MA. They have air-conditioning, free weights and machines, aerobic and spinning classes along with personal trainers.

I am filling out an apartment rental application and is is asking me for my mother’s maiden name. I don’t see why they would need to know that. It seems like it could lead to identity theft.

I believe that they use this information to check your credit report. It verifies that you are who you say you are. To make sure that you aren’t trying to use someone else’s identity.

No improvements are required to raise the rent. The rent can be increased to whatever amount the landlord deems fit. You have to be given a 30 or 60 day notice (as per your states law) of the increase, giving you time to give your 30 day notice that you will be moving if you do not agree with the new contract amount.

No formal education of any kind is required to be a real estate agent whether it is in an apartment office or a regular real estate office. To get your license you need a certificate from a course approved by your state & pass your states test. No certificate & minimal training is required to work in an apartment office. You would work under the primary manager’s license.
