Mοѕt private property owners dο nοt hаνе thе ability tο pull report οr report information tο thе credit agencies ѕο thаt information іѕ mostly useless.
References аrе a gοοd іdеа bυt take аll thеm wіth a grain οf salt. Previous landlords аrе јυѕt glad tο hаνе thеm out οf thеіr property аnd јυѕt lіkе job references mοѕt landlords dο nοt want tο take thе legal liability аnd wіll јυѕt give generic legally safe аnѕwеrѕ.

I used the apartment association, which checked credit and prior evictions. Any prior eviction was disqualifying. In California, it took about three weeks from the time the rent was due but unpaid until the sheriff came to boot them out.

Credit check….you know I’ve even thought of cops checking a persons credit at routine stops….i would be willing to bet that people who have high credit scores are less likely to be as dangerous as those with lower scores….this is not to say that low scores means the person is dangerous or vice versa…its just another indicator of what might be behind the wheel.

It really is difficult for private landlords to run credit checks and cost prohibitive to join the "associations" that give you access to credit reports…..
I’ve found that requiring proof of Renter’s Insurance prior to move in has been a great deterrent of the more questionable applicants….and my lease requires that rent be paid on the First Calendar Day of each month by 3:00pm….late fee kicks in at 3:05pm (some states don’t allow this)…..but I see immediate hesitation in the eyes of some people…
Also, I have a cover sheet that spotlights the minimum income required to be considered……you should do that…that way you can legally decline an applicant w/out repercussions.
I also require a local bank acct in good standing at lease six months old and proof of such an acct. and copies of Soc Sec and D/L……cough it ALL up prior to lease signing and only the stable ones seem to stick around…
Also, make sure you know your state’s laws really well….AZ law may be tenant friendly but……only if they follow the rules.
